Search Admin Fee: £75.00+VAT in the amount of £15.00

*The Law Society recommends that we keep your file in storage for a period of six years following Completion. For ease of access and to avoid delays, we have developed a digital archive where your file will be stored for the requisite period in electronic form. There is a small charge for this service (see Fees above) but, this way, your file may be accessed and reproduced immediately at your request, at any time during those six years, at no costs to yourself at the time of retrieval.

Please note all costs stated are subject to the current rate of VAT being 20%.

The following matters are included within the fee for all transactions:

  • Obtaining instructions
  • Advising you generally on the Conveyancing transaction
  • Checking Contract documentation
  • Investigating Title
  • Carrying out and analysing results of appropriate Searches
  • Reviewing the Legal section of your survey and complying with the Surveyor’s requests
  • Raising enquiries before contract from the Seller’s Solicitors
  • Reporting to you and advising on all of the above
  • Obtaining signatures to the documentation
  • Exchanging contracts
  • Preparing for Completion
  • Preparing Financial Statements for you
  • Completing the Purchase
  • Attending to Registration of your Title
  • Keeping you, the Estate Agents and the Seller’s Solicitors informed of progress
  • Preparing your Deeds after registration in readiness for your collection

Possible Standard Additional Costs:

**Acting for your Lender: £199.00+VAT in the amount of £39.80
***Leasehold supplement: £250.00+VAT in the amount of £50.00

The fee above is only charged if the Property is leasehold

**If you are obtaining mortgage finance your Lender will expect you to pay their legal fees. The standard charge is £199+VAT but this can up to £399+VAT depending on the size of the mortgage, the requirements of the lender and loan to value percentage.

*** Please also bear in mind that third parties costs such notice fees/leasehold management packs/landlord information pack will be payable if property is leasehold. These latter sums differ from property to property and depend on the specific freeholder’s charges (i.e. they are unrelated to our fees) and as such we cannot provide you an estimate.

Some matters which arise may not be included in the Conveyancing quote. Some examples are:

Dealing with Unregistered Titles: £195.00+VAT in the amount of £39.00
Dealing with Multiple Titles: £250.00+VAT in the amount of £50.00 per Title
Drafting or approving Tenancy Agreements: £195.00+VAT in the amount of £39.00

Probate Costs – PLEASE NOTE WE ARE NOT CURRENTLY TAKING ON FRESH PROBATE MATTERS

Obtaining a grant of representation and dealing with the administration of an estate can be complicated; it can take several months to make sure everything is done properly. At Bryan and Mercer we offer a complete estate administration service to deal with everything for you.

Every estate is different, which is why we encourage you to contact us so we can provide you with an estimate outlining a range of potential fees to make sure that you get the right amount of support to meet your individual circumstances. We will update you regularly on your costs throughout the matter so you can stay in control throughout.

Costs

1% Cash Estate

0.5% Property value if the property is solely owned by deceased or 0.25% if jointly owned

£250.00+VAT in the sum of £50.00 per hour

Please note, the percentage costs may be reduced or waived at the discretion of the Solicitor with conduct in the event that the estate contains less than 5 assets in total or is of a value less than £250,000

* Please note that the government has issued proposals to increase fees in the future. At present these plans are on hold. Should they proceed, we will attempt to make the application for the grant before the fee changes but due to the nature of the process and reliance on third parties this may not be possible

As part of the full probate service we will:

  • Contact asset holders to establish sums held
  • Post the necessary notices in the local newspaper and London Gazette
  • Prepare the relevant Inheritance Tax forms and file with HMRC
  • Prepare the relevant Probate application and Oath and submit the application (Please note the Oath will need to be sworn with a separate solicitor)
  • Collect in the assets
  • Distribute the assets to the beneficiaries
  • Keep you informed with regular updates throughout
  • Prepare probate accounts for your and our records

The following factors are likely to increase the cost of your matter:

  • not having all of the paperwork available, or having missing or incorrect information that needs investigation and correction
  • third parties not responding to our communications promptly
  • dealing with unusual or complex assets or items (for example: fine art; timeshares; shares in private companies etc)

As soon as any complications arise we will discuss these with you and agree the fee for the additional work being carried out in advance of any additional work being undertaken.
